PART L REGULATIONS:

SAP Ratings ( Standard Assessment Procedure for Energy Efficiency Ratings for Dwellings has been a requirement under Part L Building Regulations for a number of years and as a qualified Accredited SAP Rating Surveyor, with many years experience, I am registered and licensed to provide SAP Ratings using the Government recognized Rating System of 1 - 100 on the latest Part L Regulations that came into force April 2006

From 6th April 2008 it will become compulsory to provide E.P.C s ( Energy Performance Certificates ) for Domestic New Build & Conversion Properties.

Design Stage SAP Ratings

NEW BUILD AND CONVERSION PROJECTS:

  
 

Design Stage - A SAP Rating will be required at the Design Stage, which is the point when any recommendations can be given on how to improve the specification and improve the SAP Rating and Efficiency.

Final Build Stage - At this Stage an Final As Built Summary SAP Rating will be required and an EPC ( Energy Performance Certificate,) This has to be Registered with Landmark.If a Pressure Test was required, it is at this stage that the Pressure Test Reading is entered into the calculations. Also if there are any amendments to the specification these are entered into the calculations before the Final Results are produced and the EPC Registered.

Extensions - Extensions require SAP Ratings which include Predicted Energy Assessment Sheets and they do not require E.P.C.s. However they will require 2 SAP Ratings, being a Notional and an Actual SAP Rating and the main house is included into the calculations. Energy Performance Certificates ( E.P.C.’s ) - These Certificates provide a rating between 1 and 100 and A and G according to Efficiency Levels and Carbon Ratings. Before E.P.C.’s can be issued they have to be registered by Landmark using a UPRN number, which is the ( Unique Property Reference Number.) Once registered they can be retrieved from the Landmark Web Site and printed or forwarded on. However to assist you I will guide you through this process.

Prices - for SAP Ratings and Energy Performance Certificates will depend on property size and amount of properties ( Large discounts on multiple dwellings ) There are no hidden costs and when a price is quoted it is the final price for all the documents you require to submit to Building Control, NHBC, Eco Homes or any other organizations or clients. All prices include advice from an experienced fully qualified Accredited Surveyor, on the actions required to ensure a pass is achieved and/or an improved Rating.

 
 
 
 
 

WHAT'S INCLUDED?

Unlike many of the newly qualified inexperienced SAP Surveyors you will find on search engines, I have the experience and knowledge to advise you should your specification need improving to achieve a pass or improve the Ratings. Also I do not charge for each separate document provided. Other SAP Assessors will charge for each separate document to give the impression of low costs.

SAP Ratings will require all of the following documents:

1. SAP Energy Efficiency Rating

2. Carbon Index Rating ( Based on CO2 emissions )

3. Design & Input Data with estimated fuel running costs and all the data inputted

4. Building Regulations Compliance Sheets ( Check List for all compliance categories )

5. Predicted Energy Assessment Sheet/Certificate ( Efficiency Rating between A to G)

6. Full SAP Sheet with detailed calculations

Energy Performance Certificates at the final build stage giving the Efficiency Rating on a band between (A to G )

Your SAP Ratings Documents can be forwarded as email attachments ( PDF File.)

Design & Final Stage SAP Rating Prices can be as low as £40 each property for multiple numbers of apartments of the same type in a Block and £85 for small bungalows/houses.

( If your printed specification and/or drawings notes answer all of the questions listed, ( please check to ensure it does ) you will not need to complete the questionnaire )

2. A full set of Drawings to scale ( hard copy ) that cannot be returned. Elevations, Plan Views and Section drawings if applicable. Orientation ( North South etc must be indicated on drawings)

3. A Specification if available
